An agreement is usually created when there are certain jobs that need to be completed by a professional within a specific time. This kind of agreement is referred to as a JOC. Contractors normally utilize these JOCs so long as they have agreed with the owner and come to a common price agreement as well. The contractor then handles the job that he/she is required to handle within the set time. This agreement has several rules and a code that should be followed. This agreement is basically used on well-defined, recurring or repetitive jobs that need to be executed quickly. This agreement is therefore not applicable for single projects. Nevertheless, this option should not be used as an option in case there are other better ways of execution a certain job. This is because there are some renovations or improvements that do not need a JOC.

This agreement is thus useful for improvements that are repetitive. For example, small improvement projects are perfect for this agreement. Also, having a JOC helps contractors to develop a longer relationship with the owners when they undertake the various tasks that have been assigned to them under the JOC. Hence, fort recurring improvement jobs, a JOC is most appropriate. After the contractors have been selected, the unit price of the agreement is fixed.

The term for the JOC usually lasts for a year. Once the agreement expires, the contractor or the owner can opt to terminate or renew the agreement. This depends on the one that come first. If the contractor is well compensated, he/she can decide to renew the contract and vice versa. Also, if the owner is satisfied with the work, he/she can decide to renew the contract.

JOC dramatically simplifies things. This is one of the reasons why this agreement is used by so many people. It makes complicated duties to be simple. Hence, the contractors have an easy time executing their duties. This means that the jobs will be simple and will be completed in time. Thus, no deadline will be violated.

The JOC is also used to create one agreement for multiple improvement jobs, rather than one agreement for each task. This means that all the processes of construction will be covered by this agreement. This makes it very easy to handle or execute the jobs. More so, it saves time and money that would have been used to make single agreements for all projects.

This agreement usually has a set of rules and regulations that should be observed. Therefore, executing the projects becomes very easy. When the contractor is selected, he/she meets up with the owner to assess the work at hand. After that, a time-line and price are agreed upon.

It is therefore critical to use a JOC in case you have construction work. This is because everything will be in control and will be completed within the agreed upon time. Therefore, if you are the owner, make sure you have negotiated the terms with the contractor.
